The City’s Planning and Zoning Department performs current planning and long-range planning (comprehensive planning) for the City.
Current planning involves the implementation of the City's Zoning Code that is used to review site and subdivision plans for new developments and sign permits. The City is subdivided into zoning categories based upon proximity to roadways, community facilities (parks, City Hall, etc.) and natural boundaries. In the City of Smyrna, specific zoning regulations are in place to establish minimum parcel sizes and setbacks together with building design, parking/landscape requirements and signage control. The City’s Zoning Code is regularly updated to remain consistent with the Comprehensive Plan and the changing needs of the community. Many development application requests such as rezonings and variances require approval by the City Council. The rezoning request form is available at the bottom of this page. The City’s Zoning Code is available either online or in the Community Development Department.
Long range planning involves the use of the City’s Comprehensive Plan. This document provides the data and analysis necessary to estimate the future needs of the City. The data and analysis is used to support the City’s goals and policies related to topics such as land use transportation, natural resources, housing and economic development.

Frequently Asked Questions
Before a property can be rezoned, an application must be filed with the City in the Community Development Department. If the application is complete, public hearings for the rezoning are scheduled before the Planning and Zoning Board and the City Council. The meetings are advertised in the newspaper and a sign listing the meeting dates and times is posted on the property proposed to be rezoned.
The City of Smyrna Planning and Zoning Board meets the second Monday of each month beginning at 6:00 p.m. The Mayor and Council meet on the third Monday of each month beginning at 7:00 p.m. Both groups meet in the Council Chambers in City Hall at 2800 King Street. Please call (678) 631-5355 to confirm dates, as meetings may be canceled if there are no items on the agenda. Minutes of all meetings are available online from the City Clerk's office.
The City approves sign permits for both commercial buildings and residential developments. Permits are issued by the City for both permanent (wall, canopy, monument) and temporary (banners) signs. Permits are not required for political signs or real estate signs provided they conform to the City’s Sign Ordinance.
